Dub, Larry, Dave and Ken & Alan, Thank you Dub for showing all of us what a 'gem' we have in our wooded area & for improving it over all these many yrs. You are certainly appreciated. Thank you Larry for the video, which invites our residents to find and enjoy our woods. Great job! And, thanks to Dave, Ken-+ Alan for all the work they have done, the trimming, spraying and other improvements like the wood chips on the trail. All of this has made "our woods' a genuine gem! We are lucky to have you and our woods.

Work order vs Variance request

Let me try to explain the difference as to when to send in a work order vs sending in a variance report.

Example when to send in work order would be damage to your stucco, cracked sidewalk, clogged downspouts.

These go to our Management company Patterson Merkle, I received a copy also. When I see this I look to see if we can handle this in house (we have a handful of volunteers who are capable of small projects).

Variance reports are when you wish to make changes to the landscape add or remove bushes or trees, pathways (walk stones), or changes to building structure, replace windows or doors. These go the the Board for an up/down vote.

My pledge to you is that either media you use to communicate to the Board you will receive a reply, you may not agree with the Board decision but you will get…

Sewer Grate Damage

Due to the design of our community we have numerous sewer grate in the middle of our streets. These grates are being damaged from vehicles driving directly over them and the are very expensive to repair. I would ask that wherever possible you avoid driving directly on them. If we could straddle or drive around the sewer grates it would avoid damage to them and save the Community money. Yes, I know that the many delivery trucks in our complex are also contributing to the problem.

Pine trees

When I was out walking the other day, I noticed several trees and pine trees had ribbons on them. I’m just curious as to what those ribbons represent. I hope we aren’t planning to cut down or trim these beautiful pines.

The board has voted to complete pine tree trimming 2 ft up from bottom. The original proposal was the trim 6 other large pine tree up 5 ft, similar to those down at dead mans curve, this was amended to trim up only 2 ft. The trees near woods that threaten the condos over there will be taken down, and trees in the woods that are leaning (widow makers) will be removed also.

Grass and bees at pool

Is it possible to get the grass mowed inside the pool area? It hasn’t been mowed in weeks. Grass and dandelions are extremely long and bees are out of control. Thanks!

Social Swim day

While I certainly appreciate the effort to create a resident only swim time, 5-9 most days doesn’t help me or my daughter since we work evenings. How about all day Monday? It would be nice to have one entire day for residents only. By the way, someone brought more than ten guests last week, mostly children. It was a bit overwhelming! 🤪. Is there a limit on how many family members can use the pool? We don’t have enough chairs to accommodate so many folks along with the residents.

There was a lot of discussion about having the resident only swim. While it is great for residents to get together at the pool. The overall feeling was that people bought property here at the Villas so that they could bring grandchildren and other family members to enjoy our facilities. The Board has heard about the large number of guests from one family especially over a Holiday weekend.

The handbook reads that a resident is limited to 4 guests, but does not limit family members.

I ask that we are all considerate of others when using our facilities, keep the noise, splashing and limit you guests within reason (I agree 10 guests and or family members at the same time is excessive.)
